It can feel extremely different to live in a high-rise building to living in a house. This web page covers all there is to know about living in a high-rise, your safety, and what's happening for our residents.
A high-rise building is defined as a building which is more than 18 metres or seven storeys high.
At Your Housing Group, we have 12 high-rise buildings which meet the criteria of over 18 metres however we have 3 taller buildings which we class as high-rise, but actually measure slightly below 18 metres.
We regularly engage and communicate with our residents who live in one of our 15 high-rise buildings to make sure they can voice any safety concerns.
It's important to remember living in a high-rise building doesn't mean that your home is at greater risk of a fire starting but you should consider the impact of a fire, if it was to happen, and how you would remain safe.
Fire safety in your home
Living in a high-rise building, you should:
- Know your fire evacuation plan. Each year, we write to all of our residents detailing what you should do in the event of fire, it's extremely important you read this plan regularly and store it somewhere safe.
- Know the plan for your building in the event of a fire. If a fire starts within your building, it may be safe for you to stay within your home.
- Check your alarms. Sometimes an alarm is what alerts people that a fire has started so it's important to check all of your fitted fire/smoke alarms are working.
We have a team of designated colleagues who are there to support you with practical advice on fires, regular fire risk inspections, fit smoke alarms and carry out all of the required annual checks.

Following the tragic Grenfell Tower fire in 2017, new regulations and laws have been introduced for all housing associations. This includes:
Window safety
Ensuring your windows are safe and compliant in your high-rise home is our responsibility. If you notice that something isn't right with a window in your home or building, please report it to us immediately.
If you live in a high-rise building (over seven storeys), you can request safety information about your home and/or the building you live in.
This information covers a number of safety considerations and the checks we carry out, including:
- Fire safety, for example the latest Fire Risk Assessment or the Fire Emergency Plan;
- Electrical safety, for example the latest Electrical Inspection Condition Report;
- Water hygiene, for example the latest Legionella Risk Assessment;
- Asbestos, for example the latest Asbestos Inspection Report;
- Gas safety, for example the Landlord Gas Safety Record; Lift/lifting equipment, for example the latest Lift Inspection Report.

We have carried out more than 20 High-Rise Safety Walks over the last 12 months.
The High-Rise Safety Walks within our high-rise buildings not only give us the chance to review the safety of certain areas but also the opportunity to chat with our residents face to face about any concerns or queries.
What happens on the day?
Report repairs
Small repairs will be completed there and then, or we can help with booking them in with a date and time that's more convenient.
Building Safety Walk
We'll be walking around your building to check and assess all communal areas for safety, and you can join us to point out anything that concerns you too!
Building Safety Drop-In
You can speak with us to to raise any safety issues either about your home, your building or any fire safety concerns.
Safety Guardians
Help tackle the waste within your local community and get involved in our litter pick session. Join us to litter pick in your neighbourhood and flag any safety concerns. Litter pickers and waste bags will be provided on the day.

In order to help us adhere to new and upcoming changes with regulations and laws, we hold our High-Rise Forums, which take place every six months with our Building Safety Team and high-rise living residents in order to further improve the safety of everyone, specifically those who live in high-rise buildings over seven storeys, or 18 metres in height.
The High-Rise Forums give us the opportunity to talk to you directly, share our plans on improving safety and listen to your views. This helps us to better understand how we can work with you to enhance the safety of your home.
