Shared ownership explained

With increasing property prices, we understand that not everyone can afford to buy a home outright. If you’re in this situation, then you might be able to buy a new home through shared ownership.  

With shared ownership, you buy a percentage of your home and pay rent on the rest. This means your mortgage will be less and you won’t have to find a big deposit.

What is Rent to Buy?

Rent to Buy is a government-designed scheme that allows working households to rent a home at 20 percent below the market rent value (known as intermediate rent). With less rent to pay, it gives you the opportunity to save for a deposit so you can buy the property in the future. 

With Rent to Buy, you can live in a high-quality, new build home at intermediate rent for a minimum of five years. During that time, you can save for a deposit and have the option to buy your home through shared ownership.

Who’s eligible for Rent to Buy? 

You could be eligible if: 

  • you’re working and intend to buy the property in the future; 
  • you’re a first-time buyer or want to own a home again after a relationship breakdown. 

You must earn the minimum income required for the home to make sure it's affordable for you, however there’s no maximum income cap for the scheme.

Why move to Northwich?

Education

Orchard View is ideally situated for families with children, with multiple schools nearby. Within a mile of the development, there are a variety of primary and secondary schooling options, plus a popular sixth-form college in Northwich town centre. In addition, there are numerous pre-schools and nurseries in the local area.

Shopping

In Northwich town centre, you will find Barons Quay, a retail and leisure hub that offers a wide selection of popular high street stores, while numerous independent and family-run shops line the streets of the historic town centre, selling beautiful bespoke products.

Your weekly shopping needs will also be covered by the multiple large supermarkets in the town.

Transport

Northwich train station is less than half a mile from Orchard View, offering regular services into Manchester city centre, Chester and across Cheshire. Slightly further afield, but still within a 15-minute drive are Hartford, Greenbank and Lostock Graham stations, providing direct routes to Liverpool and Birmingham.

At the end of Hargreaves Road is a convenient bus stop for quick journeys into the town centre, where the Northwich bus interchange runs services to surrounding towns including Chester, Winsford, Hartford, and Warrington.

Orchard View is a 15-minute drive from the M56 motorway and Manchester Airport is under 20 miles away.

Northwich boasts a wealth of dining options, with plenty of local dining options including bars, bistros, coffee houses, and restaurants to suit all tastes and preferences.

Life at Orchard View also puts you on the doorstep of the beautiful Northwich Woodlands, a 373-hectare countryside oasis, made up of nine separate woods, country parks, and lakes which offers something for everyone, whether you enjoy running, cycling, or just getting out and exploring the great outdoors and local scenery.

Other popular local attractions include the beautiful Marbury Country Park, Blakemere Craft Centre, The Lion Salt Works, Arley Hall, Weaver Hall Museum (formerly the Salt Museum), and the Anderton Boat Lift- which is known as one of the “seven wonders of the waterways” by the Canal and River Trust.
